Pros and Cons: furniture rental vs. professional styling!
Introduction The most common feedback we hear from the real estate agents that we work with is that their vendors ask “is property styling really .
In today’s market, there’s no question as to whether property styling works. With the prevalence of online media, the way your property presents in photos and videos, as well as in person, is a key contributor to any successful sale and real estate agents agree that vendors who choose to use a professional stylist see a significant return on any styling investment in their final sale price.
If you’re planning on putting your home on the market, you’ve probably considered some kind of styling, it could sit anywhere between a declutter to a complete overhaul and depends on a number of factors including whether you’re living in the property for sale, the style and condition of your furniture and home and your budget.
So how does property styling work?
The role of a professional property stylist is to objectively view your property and determine the best way to highlight its biggest selling points, while downplaying those that might appear less attractive. Stylists know various strategies for creating the perception of more light and space, creating flow and cohesiveness, they’re also across interior trends and can use this to make a home feel current and well maintained. Stylists will consider how your space will present online as well as how it will make prospective buyers feel when they inspect it in person.
Finding the right property stylist
Most real estate agents have a few stylists they regularly work with, they may suggest a particular one depending on the style of your property, budget or service expectations. Your local agent is usually a good starting point when it comes to recommending a stylist that’s right for your property. You can also do your own research by looking at a stylist’s website, social media pages and online reviews. Asking them for property listings they’ve recently styled is also a great way to check they’re the right look and feel for you.
Consultation
A property stylist may be able to give you an indicative price from a description of your property or floor plan (we offer an online instant quote for indicative pricing) but a good stylist will always visit your property to create a final styling plan.
At Spatial, we assess every property on an individual basis. Some property owners only need advice on decluttering and how their own furniture can be used to best advantage alongside a few rental pieces. Other times, a property is vacant and a complete styling package is required.
A property stylist will visit your home with an objective eye. It can be difficult for homeowners to distance themselves from personal items and the memories they’ve formed in their property. A stylist will have a fresh perspective and make recommendations based on how to best demonstrate the use of the space and what will appeal broadly, or to a specific market if that’s what you’re targeting.
Once a stylist has viewed your property, they’ll put together a proposal outlining any action items required of the client (such as decluttering) as well as a list of furniture and accessories included in the styling package and a total price.
Installation and Delivery
Once a styling proposal’s been accepted, the work is over for the property owner but just starting behind the scenes. A brief is developed and furniture and accessories are selected based on what’s been outlined. Sometimes our goal is to better demonstrate the usability of a space, such as setting up a study in an underutilised area, often we aim to create a sense of spaciousness by repositioning or selecting different sized furniture and we’re always creating a sense of harmony and flow through colour, texture and other design elements.
On installation day, a team of removalists and stylists expertly install the styling making sure it looks great for both photos and inspections. Once your home has sold, they’ll remove all the styling, leaving the property as it was found.
Results
Property styling aims to create a lasting positive impression on potential buyers, making it easier for them to envision themselves living in the property and motivating them to make an offer. While property styling can be done by homeowners, hiring a professional is recommended for best results as they have the expertise to create a cohesive and attractive look that appeals to a wide range of buyers.
Ultimately, a styled environment helps buyers visualise the potential of a space leading to quicker sales and higher offers.
