It’s often a challenge to determine the best approach to styling; taking into account scale, context and the demographics of the area, but our stylists are expert at seeing beyond blank walls and creating a welcoming home to engage and captivate potential buyers.
Meet Josh, one of our senior stylists with over 12 years experience in the real estate industry, specialising in pre-sale preparation.
Tell us a little bit about your background and what drew you to property styling?
Ever since I was a child I’ve loved everything to do with property. I was the kid who rearranged his bedroom every few weeks. Prior to becoming a property stylist I worked in real estate for 12 years.
My favourite part of the job was getting properties prepared for sale, I’ve always been very hands on and I used to engage the services of property stylists regularly. I always wanted their job as it covers so many aspects of what I love. It’s the perfect mix of sales and creativity.
You live and predominantly work in the Eastern Suburbs, how would you describe your style and why is it suited to this area?
I would say my style is Scandinavian as it’s simplistic and functional. Spatial’s Scandinavian style colour palette is black and white, white with greys and blue, all of which are timeless colours that will never date.
I also love mixing old and new together, combining modern elements with the character features of an older property never fails to create warmth and interest.
The Eastern suburbs is a vibrant trendy inner city area that attracts all types of people. My style is very neutral and appeals to this broad range of people while remaining on trend.
Take us through your styling process?
Firstly I need to ensure that I am creating a practical and easy flow throughout the property, while also ensuring that it appeals to the appropriate buyers for the area. I also try to identify any potential buyer concerns in advance so I can eliminate them.
When it comes to selecting furniture, art and accessories, I always try to have one feature piece per room. Once I have chosen that feature piece, everything else revolves around that.
Where do you draw inspiration from?
I spend a large chunk of my time keeping up to date with what is happening in the world of architecture and design. I regularly check in on Domain to see what has come onto the market from week to week, where the prices are sitting, different floor plans, and how people are presenting their homes and gardens.
This helps me to identify market audiences and what buyers want in certain areas. Every property attracts different buyers so it’s all about appealing to certain demographics.
3 Styling tips?
First impression is everything.
Don’t be afraid to mix and match. Not everything has to be standard.
Get to know your clients and agents. Everyone has a different opinion/view on style so you want to ensure you are all on the same page.
